A blend of old traditional Turkish values along the central shopping street, with many new modern trends, there are two popular beaches near by Calis beach and famous Oludeniz beach which draw in holidaymakers from all over the world.

In these cental locations there is little land to find left to build on and these are taken up fast at a price by local developers builiding either a few villa’s or apartment complexes. You can find more for your money on the outskirts of Fethiye around thirty to fourtyfive minutes drive away are such villages as Seydikemer, Uzumlu & Nif these are perfect places with available land plots to have your dream home designed and build. These villages are not built up and can offer beautfiul surroundings and a private peaceful lifestyle. Combine this with the perfect climate of sultry summers and cool winters, for the ideal base to make your dream property on the Turkish Rivera.

Build Your Own Home in Fethiye’s surrounding villages

1: Laying the Ground Work

We will get together to talk about the two significant perspectives. The first is your financial budget, that will incorporate the expense of purchasing land, building, legal permissions, and getting the title deeds. The second frameworks what you want your new home to look like. At this stage, it will just be a basic design of the floor plans.

2: Title Deeds for the Land

Once we know your financial budget, we can look at land plots together. Things you should consider during this process:

– Property views, for example, countryside, village, forest

– Sun position for the morning, afternoon, or all-day

– Distance to shops, bus route and the beach

When you find the right plot of land, we can make a purchase contract with the land seller. You will pay a deposit and we will also start procedures for having the title deeds transferred into your name. If everything is in place, along with the funds the process can complete in a short period of time within a week

3: Meet with the Architect

At the point when you sign for the title deeds, this is when the process becomes very real the land is now in your name in preparation for the home of your dreams. The architect will design the last floor plans indicated by Turkish regulations and rules. We will likewise meet with the builder company to talk about the project, and time spans for each stage until the completion. When work begins, at any stage, you can see the construction, or on the off chance you are outside of Turkey, we will send regular Pictures and video updates for you to see the build is getting along via WhatsApp.

4: Get the title deed

Once the property has been completed, and all official building inspections have been approved, we arrange to transfer the title deeds from land status into official living residence. In addition arrange the connections of utilities while you start furniture shopping. After a last snagging list check, you can move into your custom-designed property and live the dream.

How Much Does It Cost?

Ultimate expenses depend upon several factors. These include the land plot size and location, materials used for the exterior build then decor and design, and additional extras such as underfloor heating or a swimming pool. At the beginning of the process, we draft an installment payment and cost plan to adhere to.

The yearly running expenses of property in Turkey are generally lower than western nations. This clarifies why it is a popular choice for expats. The below are approximate sums only and will slightly differ depending on the type of property and where it is. Normally, someone who is only using the property as a holiday home will incount lower costs.

Monthly payment of Utility Bills

Electricity: For a 2/3bedroom apartment, monthly electricity bills vary from 500 to 1.000 Turkish Lira per month. The main contributing factor for high electricity bills is air conditioning units that absorb a lot of power. On this basis, some people may lower their electric bill by installing ceiling fans or stand up fans.

Gas: In general, gas is only used in Turkey for the hob. It is sold in large bottles, rather than being connected though pipes, the current price is around 650 Turkish Lira. Depending on the consumption a gas bottle will last an average of 4 to 6 months.

Water:  There are water meters in Turkey, the costs vary from averaging roughly 1 Turkish lira per cubic meter. A large family should expect to pay approximately 300 lira a month for water.

Internet: For main residence all year round living, the Internet will cost about 100 lira per month. If you are only using your property as a holiday home, you can rent dongles from a service provider.

Annual Costs for a Property in Turkey

Council Tax: The cost for your council tax varies depending on the number of people on the tapu (title deeds) and the value of your property. An average 2/3bedroom apartment can expect to pay roughly 1.000 Turkish Lira a year.

Rubbish Tax: This is a one-off annual tax collected with the council tax and is around 300 Turkish Lira a year.

DASK Insurance: DASK (Earthquake insurance) is compulsory in Turkey by law. The cost varies between companies who use the square meter of your apartment to calculate it. A 100 sqm apartment is approximately 1.000 Turkish Lira a year. Evidently, the cost rises if you enhance the policy to include house contents and fire insurance.

Service Charges: If you have an apartment in a complex, a monthly maintenance fee is required. This change will go towards costs such as communal electricity, water, swimming pool, chemicals, garden maintenance and any other communal facilities as agreed by the official management committee. They vary from complex to complex from 20.000-25.000Turkish Lira a year.

Additional Costs

A private villa with swimming pool still requires maintenance so you can learn to either maintain the swimming pool yourself or employ a company for roughly 40.000 Turkish Lira. Mostly villa owners only keep their swimming pools open from May to October even if they are living there all year round.

If you use the apartment as a holiday home, you may wish to employ a management company to handle bills, or clean the apartment prior to your arrival.

If you choose to live in Turkey all year round, you should in addition take into account, the costs of residency fees and health insurance.

You could go through years of travelling to the many wonderful places in Turkey, the nation is so diverse, with such a great amount to offer, that you will never tire from visiting. Turkey’s coast is filled with flourishing summer resorts, stunning bays and islands, however one coastal region that stands apart from the rest is Fethiye. From Fethiye, you can visit Oludeniz which is Turkey’s most photographed beach and the blue lagoon. From here, you can venture back in time and stroll through the cobbled streets of a relinquished Greek town, take to the sky and admire the coast from above, or just lay back and take it easy on one of the numerous public or private beaches. One thing is without a doubt – you will not to get bored in Fethiye!

On first glance Fethiye town centre is a busy town packed with brand name stores, stylish harbour front bistros, seafood restaurants, a wonderful marina,  seaside promenades, public recreational parks and ancient ruins. Concealed right in the core of Fethiye, close to the amphitheatre at the rear of the harbour, is Fethiye’s old town of Paspatur.

The Paspatur doesn’t cover such a large area, but it’s appealing. It’s a labyrinth of shady small pedestrianised alleys filled with souvenir shops, spice stalls, cafes, carpets shops, jewellery shops and antique stalls. There are a couple of vine-covered restaurants ideal for a mid-afternoon drink to escape the sun, onto the evening and throughout the night there are some great live music bars and nightlife entertainment. It’s a great place to enjoy socially and  worth a visit during your trip to the region.

In case you are a seafood lover and longing for a fishy lunch or dinner, then you should visit Fethiye Fish market, it is located close to the Paspatur. Situated in a concealed courtyard in the heart of town center, a visit to one of the restuarants here is a genuine enjoyment and shows off the best in Turkish food culture. Browse and pick your fish from the central stalls then head over to one of the many encompassing restaurants. Here they will cook it as you like it and serve your fish with a delicious plate of mixed green salad, fresh bread and meze as you sip a drink and watch local folk musicians weave their way through the rows of tables.

Calis Beach

Looking over the sea at a stunning sunset shouldn’t be missed during your visit to Fethiye, and the sundown from Calis Beach is truly outstanding one of the best in the region.

Calis, with its 4 km long stretch of beach and promande offers its visitors a wide choice of   restaurants & bars along the sea fronts where you can enjoy your evening meal whilst watching the beautiful sunsets, it is one of Fethiye’s most popular tourist resorts. It’s found just around the bay from Fethiye town, and a charming water taxi, bicycle ride or 10-minute bus ride away.

Calis has grown essentially over late years and now homes an ex-pat community all year around. The seafront overlooks the islands in the bay, and it profits by a reviving sea breeze that additionally makes it a brilliant place for water sports like kite-surfing and windsurfing. You can enjoy lunch inbetween dips in the sea at one of the numerous beachside diners, or do as most do, just unwind and relax with a delious evening meal whilst sipping a cocktail and watch as the sun sets through shades of yellow, orange and red before the brilliant dusks falls over Fethiye – Calis is positively one of the must-visit places around Fethiye!

Kayakoy ‘’ Ghost Town ‘’

Kayakoy, alluded to as Karmillasos and Levissi in Greek times, lies in a profound valley 8 km from Fethiye, and a 10 minute bus ride from Ovacik and Hisaronu. Here you can venture back in time as there are no large hotels packed with tourists or lively nightclubs; it’s a traditional village with a distinction, quite a bit of it is deserted and lies in remains. Kayakoy is a place to escape and explore. It was home to a network of over 10,000 blended Greek and Turkish occupants, both Christian and Muslim, until a population exchange coordinated under the Treaty of Lausanne constrained the Christians to return to Greece in 1923. This left the wonderful stone homes, places of worship and school abandoned. The exchange, combined with an overwhelming earthquake in 1957 that destroyed a significant number of the buildings, left Kayakoy in ruins.

Today, the roofless shells of homes and the old town are securely protected, and it’s conceivable to pay a small entrance charge and stroll through the captivating cobbled streets envisioning what life would have been similar to in its prime. Go through the day exploring, at some point appreciate some local pancakes or a customary barbecue at one of the several rustic restaurants scattered at the foot of the site. Kayakoy is an incredible outing, and one that feels a world away from the near by traveler resorts.

Oludeniz , Blue Lagoon

Numerous visitors to Fethiye have limited vision with regards to beaches. The region is honored with many remarkable stretches like Gemiler, Kidrak,  Butterfly Valley and Calis, or the several specked along the Fethiye peninsular. Be that as it may, Kumburnu, the renowned sandbank and arm of the Oludeniz lagoon, is the place where most sightseers head at any rate once during their holiday – and it’s easy to preceieve the reason why!

Oludeniz lagoon is undeniably beautiful, its pale sand and pebble sandbank emcompassed by  the turquoise sea has been recorded as one of the worlds best beaches many times. You can relax on the arm of the lagoon or unwind on one of the numerous private beaches tucked around the shallow waters of its inward bay. Yet to increase some genuine Instagram envy and acknowledge Oludeniz in its full greatness, you need to see it from above.

Braving a tandem pair paragliding jump from the grandest heights of Babdag mountain is one of the most adrenaline excursions in Turkey, and Oludeniz is famed for the sport. Request that your pilot float down to the landing strip along the fundamental beachfront steadily, or feel the G-power and pull a few tricks, in either case, you will get some astounding photographs of your feet dangling many meters over the famous acclaimed lagoon.

Reasons to purchase property in Turkey

As a real estate agent in Turkey we can see that this year business has had its ups and downs like all others due to the pandemic. In 2019 more than 45.000 foreigners bought an apartment or villa in Turkey. However in 2020 after the second best September ever, sector representatives remain optimistic about the remaining months of this year and expect overall property sales to foreigners to exceed 40.000 units by the end of the year. Proving Turkey is more than ever a most popular place for foreigners to buy Turkish real estate.

Foreigners will buy Turkish property for different uses, some will buy for the purpose of moving and living as main residence in Turkey. Others will purchase a property to use as holiday home for family and friends, others for investment purpose to buy-to-let. Lets take a look at these reasons to purchase a property in Turkey.

Current Exchange Rate

Anybody following the historical backdrop of the Turkish lira will affirm that its worth has dropped significantly throughout the most recent three years. While this is not good for investors of the currency, it is astounding news for property purchases. Five years previous buyers would get 3 liras for every pound. Fast forward to the present day, and that has tripled. Indeed, obviously, house prices have risen, yet with an uncommon exchange rate this way, foreigners get more Turkish lira now than any other time  before.

Turkey property is Cheaper than Spain, France, or Portugal

Purchasers who want an abroad holiday home frequently narrow down their decisions to Turkey, Spain, France or Portugal. Nevertheless, out of all these, Turkey comes up best at costs, settling on it an great choice for deal property hunters or those searching for a long to mid-term investment venture. Prices are generally starting from 60.000 GBP for an apartment in a seaside resort location. Indeed, you can buy homes in Spain for less than this amount yet look carefully. They are largely rural properties, found inland and in critical need of repair and renovation.

Cost of Living in Turkey

Take the other three nations above and contrast their living expenses with Turkey, and  again, we have an inside and out winner. Modest water and electricity minimize expenses, as does the council tax in addition there is no TV licence to pay, so when estimating up the amount it will cost to run and maintain a home, purchasers effectively understand the lure. As indicated by the calculating experts Numbeo, Turkey by large is 51% less expense than Spain, 61% less expense than France and purchasing in Portugal will be 46% hefty on your pocket.

 Citizenship by Investment Scheme

Numerous nations have a citizenship by investment scheme. This is when investors purchase real estate or set up a business to obtain the rights to live and work like a local. Turkey’s framework rapidly attracts purchasers, with one of the most minimal entry levels. To apply, purchase a home worth $250,000 or more and save it for three years. Contrast that with Portugal’s golden visa scheme which is significantly more expensive, and takes more time to finish.

Current Property Architecture

Prior to 2000, the choice of housing was grim. The greater part of it was old and in need of renovation. Be that as it may, only a few years later, the government set out to revive the market, through new current housing icluding the most recent architecture and modern ways of life. Anything you want, you will discover incorporate economy effective, green living, and contemporary millionaire homes—investors like Istanbul, especially, the edge European districts. Here, off-plan housing offers alluring prices with much potential for capital appreciation, yet additionally a wide choice of brand-new homes. Europeans looking for holiday home or a place to enjoy the retirement years head for the coastal districts such as Fethiye where you can appricate more for your Money when purchasing Turkey real estate.

Buy into the Lifestyle and Weather

In 2019, Turkey pulled in almost 52 million sightseers. Moveover, it additionally has large expat networks who live here all year round. What is the essential lure for all these individuals?  All things considered, the ideal climate atmosphere of hot summers and mildly cool winters has a large influence, yet the Turkish way of life, particurlary for non-working expats, prevails upon them. The casual vibe joined with an accentuation on outdoor living lifts the mind, body and soul and effectively clarifies why tourists return year after year. The friendly culture of locals, just as heavenly food, stunning beaches, and many historical sites and attractions, likewise get purchasers hooked.

 Selection of Destinations

Most foreigners for investment tend to purchase in the large city of Istanbul, however numerous additionally head to Aegean and Mediterranean coastal areas. Here, towns, villages and cities all offer something exceptional. Antalya’s reputation stems around the best beaches, while Kas & Kalkan boasts of large luxury villas offering the best in upscale living. Fethiye the marina town hosts all year round living while close by Calis beach draws in the British who love the vibrant sunsets. Ovacik is very popular as a resort town for holiday home or a larger villa can provide excellent rental income due to the closeness of the most photographed and famous Oludeniz beach. Only 15 minutes away and closer to the International Dalaman airport is Gocek which commands respect as an international sailing hub where the more expensive homes take centre stage.

Simple and Safe Buying Process

Normally, when purchasers look aboard, they are careful, on the grounds the buying process is different. Be that as it may, the uplifting news, particularly for those originating from western nations is to anticipate a streamlined and simple process. We advise you to utilize a lawyer, despite the fact the Turkish law does not require it. Furthermore, the law does state, you need a sworn translator for legal documents so you are completely mindful of what you are buying. This is to protect the purchaser. If all your funds are in place ready to buy, and the property you purchase is resale or ready built, you can anticipate the title deeds and to place your key in the door within as little as one to three weeks.

29 Ekim Cumhuriyet Bayramı kutlu olsun!  29 October Celebrating the Republic day of Turkey

The Republic Day of Turkey is one of the most important official public holidays and national festivals in Turkey commemorating the proclamation of the republic on 29 October in 1923.

On the anniversary each year many people in Turkey celebrate Republic Day on October 29 by partaking in customary parades attending performances and participating in traditional processions with flags and musical bands. Many school children participate in school performances watched by the parents and teachers. In some cities politicians may give public speeches on this day  Also people will lay wreaths at Ataturks monuments or visit Ataturks mausolem in the countrys capital of Ankara.  Mustafa Kemal Ataturk The Turkish Republic’s founder proclaimed Republic Day as Turkey’s the most important national holiday.

After Turkey’s triumph in the War of Independence, the Turkish parliament declared the new Turkish state as a republic. Another constitution, which the parliament received on October 29, 1923, supplanted the constitution of the Ottoman Empire.

On the same day, the leader in the Turkish War of Independence, Mustafa Kemal Ataturk, became Turkey’s first president.
